We offer for rent a one-bedroom apartment with a kitchenette (2+kk), 44 m², located on Lovčenská Street, Prague 5. The apartment is situated on the lower ground floor of a brick residential building and is available immediately.

The apartment consists of a room of approximately 20 m², a kitchen with living area of approximately 16 m², a 5 m² entrance hall, a 2 m² bathroom and a separate toilet.

Tenants also have access to a shared courtyard behind the building.

A few minor improvements are still planned in the apartment. The interior doors and door frames will be newly painted, and new flooring has also been ordered. The exact delivery date of the flooring is not yet known, so the replacement may take place after the new tenant has moved in. The date of the work would, of course, be agreed with the tenant in advance.

Heating is provided by a shared system serving several apartments in the building, with the costs divided between the individual apartments according to the number of rooms. Hot water is provided by a 120-litre electric water heater.

The monthly rent is CZK 17,000. Advance payments for utilities and services are CZK 2,000 per month and include water, gas, waste collection, cleaning and lighting of the common areas of the building. Electricity will be transferred to and paid directly by the tenant.

The security deposit is equal to one month\'s rent including utilities. The real estate agency commission is one month\'s rent + 21% VAT.

The apartment is available immediately, and viewings can be arranged by prior appointment.

In the event of a higher number of applicants, the landlord reserves the right to select the tenant.
